- Buyer/seller representation

- Property management
All information on the site is provided “as is” and for informational purposes only. We do not guarantee the availability or accuracy of any property or listing.
3. Property Listings and Marketing
Clients grant LUXE the right to:
- Market their property across various platforms (print, online, social media)
- Use property photos, descriptions, and client testimonials in promotional material
- Collaborate with third-party portals or brokerages for exposure
Clients must ensure all information and documents provided are accurate and lawful. LUXE is not liable for damages arising from false or misleading information provided by clients.
4. Limitation of Liability
- Any direct, indirect, incidental, or consequential loss from reliance on website content
- Losses arising from property inspections, market fluctuations, or third-party services
- Disputes between buyers, sellers, or cooperating brokers
Our total liability, if any, shall not exceed the amount of fees paid by the client for the transaction in question.
5. Indemnification
Users agree to indemnify and hold harmless LUXE and its affiliates from any claims, losses, damages, or liabilities resulting from:
- Misrepresentation or breach of obligations
- Use of the site in violation of these terms or laws
- Allegations made by third parties due to your actions
6. Cooperation with Other Brokers
LUXE reserves the right to collaborate with other licensed real estate agencies. Cooperation terms shall be governed by written co-brokerage agreements. LUXE is not responsible for the actions of third-party brokers unless expressly acting under its name and authority.
7. Intellectual Property
All content, logos, images, and materials on the website are the property of LUXE unless otherwise indicated. Reproduction or commercial use is prohibited without prior written consent.
8. Jurisdiction and Governing Law
These Terms shall be governed by the laws of Montenegro. All disputes shall be submitted to the jurisdiction of the Basic Court in Kotor, unless otherwise required by law.
9. Modifications
We reserve the right to modify these Terms at any time. Updated terms will be posted on our website. Continued use after changes indicates acceptance.
